How to Read Your Home Inspection Report Without Panic

A home inspection report can be 50 pages long, full of photos and red flags. Do not panic. Almost every home has items on the list.

What the report is for

An inspector looks at the home's condition, from the roof to the foundation, plumbing, electrical and HVAC. The goal is to help you understand what you are buying.

Sort the findings into three groups

  1. Safety and major repairs: foundation movement, roof problems, electrical hazards, active leaks. These matter most.

  2. Items that need attention soon: an aging water heater or HVAC system that works today but is near the end of its life.

  3. Small or cosmetic items: loose handles, minor caulking, worn paint. These are normal.

What to do next

  • Read the summary first, then the details that concern you.

  • Ask the inspector questions. A good one will walk you through the findings.

  • Get a quote from a specialist for anything big.

  • We can then decide whether to ask the seller for repairs, a credit or a price change, or whether to move on.

Remember that no home is perfect. The goal is no surprises. If you are getting ready to buy, I will guide you through every step.
