The price you choose on day one affects how many buyers see your home, how fast it sells and what it finally sells for.
How a price is set
I look at recent sales of similar homes nearby, called comparables, along with current listings and how long homes are taking to sell. I also consider your home's condition, updates, lot and location.
Why overpricing backfires
The home gets fewer showings, since buyers filter by price.
It sits, and buyers start to wonder what is wrong.
You may end up lowering the price later and losing the early attention.
Why underpricing is not the answer either
A price that is too low can leave money on the table. The goal is a number backed by the market.
What the market tells you
Many showings and no offers can mean price or condition.
No showings may mean the price is out of range or the photos need work.
Several offers can mean you priced well.
Your role
Be open to the data, even when it differs from what you hoped. Your home's story is important to you, but buyers pay for what they see and what is similar nearby.
